    I took an instant liking to the Adams house -- not that I didn't like the Orchard one, but the pictures of the Adams one definitely struck me more.  Plus, more yard space and a bigger kitchen are always huge to me.  I just love the exterior, though -- with that adorable little front porch!  And the big wall of windows in one of those pictures is enough to pull me in.  I may be a little biased towards bungalows anyway, but my vote is definitely with the Adams house (and the bigger budget for renovation helps too!).

    I vote for the Adams house.  I love the windows and bigger kitchen.  I also think the red is kinda cool with white trim.  Plus it appeared that it has more of the original details.  Just my 2 cents worth.

    OMG, are those original stained glass windows in the Adams house??And a basement where you could get work done when the weather is crappy? Sold, sold, sold! I'm less of a fan of the painted brick, but you have such good bones to work from in that house.

    I'm not big on the painted brick either - gimme nice naked brick - but I have to vote for the Adams house as well. 


    I like the style of the Orchard house better, but it has some issues.  The wonky floor, the vinyl siding, the tiny kitchen....

    Glad to hear everyone loves the Adams house, that was my personal favorite! I looked at the pictures we got and could see the floorplan in my head almost immediately, whereas I'm still mystified by the Orchard house. A good floorplan is key. And yes, a big kitchen and a plethora of original detailing also helps. I love, love, love the windows in this house, only 2 or 3 look like new ones. The stained glass in the sunroom matches the tile on the FP hearth, I believe. I've actually seen a similar setup in a house we looked at a while ago, only all the trim was stained with a dark walnut. I would love to emulate that look, as it really made the rooms pop. Orchard has a few issues that made me worry, like the wonky floor and a broken window. Plus I really didn't like their kitchens, so sparse. I think the main thing was that Adams is larger, more original, on a bigger lot, and cheaper. Both were pretty sound and had newer utility fixtures, roofs. I don't know if we'll get to tackle that painted brick right away, it will definitely take a while. We did call our realtor and tell her to draw up an offer for Adams, so hopefully in a few days we'll be in escrow on it! I am fairly confident on this one, as it has been on the market for a while due to location. Oh, that apartment building behind it? Apparently it's a historic building of swanky apartments with lot attendant and intercom access. That I can live with.

    Glad to see you moving forward.    I'm with everyone on Adams.  It has more old house charm, so a rehab/preservation job works.  I think if you tried to do old house-type charm in Orchard, it would come off as faux because you would be using all new materials to do it.  It's more of a blank slate for moving walls and pursuing modernist dreams (and spending more money and doing it all at once).  A lot of people are doing the latter in my little frame house neck of the brownstone Brooklyn woods.

    I am happy to see how much everyone likes the Adams bungalow, however our chances of getting it are now pretty slim. The seller has some sort of oral agreement with an investor friend and is unwilling to break her word even for a solid, better offer from someone who would live in and rehab her house. We are the back-up offer at the moment, so in the meantime we have to continue to look at other houses. Instead of just bidding on the Orchard house, we've acquired some new faces to ponder. One HUGE, one Victorian, and one stone, all bungalow-y, and all look promising. I put a few pictures and descriptions up on our blog, if anything develops I'll be sure to post about it.     Hmmm, okay, this is a little weird. Remember how Adams was supposedly under contract as of last week with an investor friend of the seller? Well, the MLS for the region, plus Realtor.com, plus the listing agent's own website, still shows the listing for it as Active-For Sale. Did the oral agreement never make it to paper, or is the listing agent just really firkin' lazy/dishonest? I talked to the regional MLS board, they said there's no way that it should still be up if a contract has been signed by both parties, and that there are strict guidelines/fines in place for an agent who didn't change the listing within the allotted time period after contract signing. Apparently that's something like 48 hours, I thought maybe 72. They said that clients are not allowed to report MLS infractions, and that my best bet is to talk to my agent and for her to call the listing agent to find out what the deal is. If that doesn't work then she can report them to the MLS board and they will be fined. I left a message for my agent, hopefully she'll be helpful in this situation. And if not, maybe I'll have a relative do a little sleuthing for me, since its considered a no-no for the buyer to contact the listing agent directly. Or if anyone here feels like checking up on the listing and keeping these agents honest, you're welcome to take a crack at it! The house is being listed under #676196, with REMAX Associated Realtors (801) 399-9325 agents Bradley J. Skinner & D. Marlene Lewellyn, I can't find an email for them or I'd list it. And yes, this is the same office with the agent that screwed us over on the last wonderful house! I would certainly hate to think that Adams is still being shown to other buyers when we have a perfectly good, ready to go back-up offer that's been accepted and they are already supposed to be in escrow or else we should have been notified. Again, I don't want to do anything that would totally negate us buying the property, but it does begin to seem like we're the only ones following the rules in this game. Makes you wonder.

    Gee, the dirty underbelly that is the Brooklyn real estate market has nothing on Ogden.  I cannot believe you are running into so much weirdness.  hang in there.
